The Town of Smiths Falls is working with Dillon Consulting to prepare a Land Needs Study in accordance with the Provincial Policy Statement (PPS) 2020. The Land Needs Study will inform long term decisions regarding residential and employment land needs within the Town and will serve as a foundational document to guide the update or comprehensive review of the Town’s Official Plan, which may include specific development strategies for two parts of Town identifies for future development.

What is a Land Needs Study? 

The aim of the Land Needs Study is to determine, using population projections and an inventory of all available land in the Town, how much land the future population of Smiths Falls will need per land use designation.

What is the purpose? 

In understanding how much land will be required to meet the needs of the population of Smiths Falls, the Town can determine if its current land capacity will be sufficient or if the Town should expand the municipal boundary.

This project will consider all lands located within the municipal boundary of the Town, with two specific study areas identified for future development: The East End Development Reserves (~250 ha/ 620 acres) and Ferrara Drive Lands (~7.5 ha / 19 acres).
