CIP funding remains available following the closure of spring intake on March 31. Fall intake is now open and will close on September 1.
The yearly spring intake for Community Improvement Plan (CIP) applications begins after Council makes their budget decision. Spring intake closes on March 31. A second intake will open at the end of May if there is funding available after spring intake. Fall intake will close on September 1.
Before making an application, you must reach out to Planning staff to schedule a meeting to discuss your proposal and the requirements which need to be met. An application package will be provided to you during the meeting. To schedule a meeting, contact Planning Clerk Mary Remmig at 613-283-4124 ext. 1136 or mremmig@smithsfalls.ca.

You may schedule a meeting with staff and begin your application at any time. This will give you time to gather all of the information and complete the application before an application intake period opens.
The Town of Smiths Falls Community Improvement Plan (CIP) was created to help improve accessibility, create attainable rental units, reuse empty buildings and properties and improve the street face of buildings in the Town. The CIP helps eligible property owners, business owners and tenants by providing funding that may reduce the cost constraints for certain eligible works.
Council has activated the following incentive programs in which funding will be available under for the 2023 year:
- Program 1: Exterior Universal Accessibility Improvement
- Program 2: Interior Universal Accessibility Improvement
- Program 4: Attainable Housing Building Permit Fee and Planning Application Fee Rebate
- Program 6: Attainable Housing Additional Residential Unit (ARU) Rebate
- Program 7:Attainable Housing and Universal Accessibility Co-Application
- Program 8:Brownfield Environmental Site Assessment Rebate
- Program 10: Brownfield Building Permit Fee and Planning Application Fee Rebate
- Program 11: Brownfield Development Charge Deferral
- Program 13: Front, Side, and Rear façade Improvement Rebate
- Program 14: Building Restoration, Renovation and Improvement
- Program 15: Downtown and Waterfront Area Revitalization and Universal Accessibility Co-Application
All applications must be approved by Council By-law. Work finished before approval is done at your own risk.
Design Guidelines and Examples
The Town of Smiths Falls created the Downtown Design Guidelines to assist businesses and property owners to understand façade features that create and uphold the character and feel of the Downtown streetscape.
The Downtown Facade Renderings and Designs were prepared for the Town by Iron & Ivory. The document provides visual examples and references to guide the design of new signage and storefront facades, including mural design concept and themes for those looking to include public art installations as part of facade applications.
