NOTICE OF PUBLIC MEETING
OFFICIAL PLAN & ZONING BY-LAW AMENDMENT
Additional Residential Units
TAKE NOTICE that the Planning Advisory Committee of the Town of Smiths Falls will hold a virtual public meeting on the 18th day of November, 2021 at 5:00 PM to consider an Official Plan amendment under Section 22 and Zoning By-law amendment under Section 34 of the Planning Act.
PURPOSE AND EFFECT: The Official Plan and Zoning By-law amendments seek to accommodate additional residential units in accordance with the Planning Act, R.S.O. 1990, c. P.13, as amended.
The Official Plan Amendment proposes to establish enabling policies to allow additional residential units as required by the Planning Act.
The Zoning By-law Amendment proposes new definitions and provisions to regulate the permitted locations, minimum parking requirements, yard setbacks for establishing additional residential units secondary to the main dwelling. Other provisions with respect to validation of servicing capacity and Ontario Building Code compliance are also proposed. The amendment proposes additional
residential units be permitted within the main dwelling of single detached dwellings, semi-detached dwellings, rowhouses (townhouses) and ancillary structures accessory to these housing forms.
As the proposed amendment applies to the entire geographic area of the Town of Smiths Falls, no key map has been provided.
