Media Release: Smiths Falls issues RFP for the redevelopment of unique commercial property on the Rideau Canal

The Town of Smiths Falls is seeking proposals for the development of the old Water Treatment Plant at 25 Old Mill Rd. in Smiths Falls.

Request for Proposal opens today.  Interested developers are encouraged to download the tender package for full details: https://speakupsmithsfalls.com/28018/widgets/116404/documents/77124. Proposals will be accepted until May 6, 2022 at noon.

“We are excited to welcome proposals from innovative and progressive developers interested in becoming part of the Smiths Falls’ growing business community,” said Julia Crowder, Manager of Economic Development & Tourism. “This property is a uniquely positioned waterfront, mixed-use development opportunity with tremendous potential. We’re looking forward to receiving unique proposals and beginning this development process.”

The water treatment plant property is a pivotal Smiths Falls location that overlooks the Rideau Canal and Centennial Park, and is within walking distance of downtown Smiths Falls. The redevelopment of this property will transform the area and expand the downtown core.

The intent for the property is to seek proposals for a mix of commercial and residential developments. Proposals should demonstrate financial feasibility along with exceptionally strong design and quality of space that connects the downtown and waterfront areas and supports economic and community development.

The location has several key offerings for developers. Beyond its location on a UNESCO World Heritage Site, it is also located in close proximity to Beckwith Street in the downtown core, which was recently revitalized through a multi-year project. In addition, the Town of Smiths Falls offers several development incentives, and competitive fees for developers.

Developers must register in advance for a mandatory site visit before submitting their proposal. The site visit will be held on Monday, April 4, 2022 from 1 p.m. to 3 p.m. and will allow prospective developers an opportunity to view the building and surrounding site landscape. https://www.surveymonkey.com/r/WTPSiteVisit
